Roof rejuvenation in Calgary vs replacement: which does your roof actually need?

What "rejuvenation" actually means

Asphalt shingles are a mat (fibreglass, usually) saturated in asphalt, with mineral granules pressed into the top surface. The asphalt is what keeps the shingle flexible and waterproof. The granules are the sunscreen: as Malarkey Roofing Products — Granule Sloughing technical bulletin explains, granules shield the shingle and its asphalt binder from ultraviolet radiation.

Two things kill an asphalt roof in Alberta:

• The asphalt dries out. Sun and heat drive off the lighter oils and oxidise what's left. The shingle gets stiff. Stiff shingles crack instead of flexing.
• The granules come off. Some early granule loss is normal — Malarkey notes excess "hitchhiker" granules shed for six months to two years without affecting performance. But hail and wind cause real loss, and GAF Technical Bulletin TAB-R-108: Damage to Shingles Caused by Hail notes hail impact can cause gradual granule loss that leads to premature ageing of the shingle. Once asphalt is bare, UV goes straight at it.

A rejuvenation treatment addresses the first problem. It is a liquid sprayed onto a cleaned roof that soaks into the shingle. NanoClad Roof Shield is the nanoparticle version: the manufacturer states it penetrates into the shingle rather than sitting on top as a film, restores flexibility, improves water repellency, reduces UV and weathering damage, and reinforces the shingle at a microscopic level so cracking and granule loss are delayed. It cures inside the shingle, is invisible once cured, and the manufacturer states it is non-toxic and safe for people, pets and plants.

What it does not do: replace missing shingles, fix flashing, stop a leak, add granules back, or repair a rotten deck. It is roof preservation, not roof replacement. NanoClad says the same thing in their own material.

Qualify: your roof is probably a candidate

• Asphalt shingles (architectural or 3-tab), roughly 8–18 years old.
• No active leaks, no water stains on the attic sheathing, no soft spots in the deck.
• Shingles still lie flat, still flex when you lift a corner in warm weather.
• Granule coverage still largely intact — some thinning is fine, bare black patches are not.
• Sealant strips still holding; you're not losing tabs every windstorm.
• Flashings, valleys, boots and vents in serviceable shape, or fixable with a small repair.
• No unresolved hail claim. If there's insurable hail damage, use the insurance, don't coat over it.
• You plan to stay in the house, or you want to defer a big cash outlay for several years without letting the roof slide.

Disqualify: coating is the wrong answer

• Any active leak that isn't a simple flashing fix. Water is already inside.
• Widespread curling, cupping or clawing at the shingle edges — that is a shingle that has lost its oils and its shape.
• Bare asphalt or exposed mat across sections of the roof, or the shingle crumbles at the edges when you handle it.
• Shingles cracking through the mat, or thermal splitting across tabs.
• Documented hail bruising or fractured mat — GAF's bulletin notes mat damage can be latent and show up as cracks and tears later.
• Roof is 22+ years old, or on its second layer over the original.
• Deck problems, sagging planes, chronic ice damming or a ventilation problem you haven't fixed.
• You're selling in the next few months and the buyer's inspector is going to flag the roof anyway.

If you land in the disqualify column, the honest recommendation is a residential roof replacement — and we'll say so, even though the coating is the easier sale.

How we decide, on your roof

1. Walk the roof. Lift shingles in a few spots, check flexibility, granule coverage, sealant bond.
2. Check the details — valleys, step flashing, chimney, plumbing boots, vents. Details leak long before fields do.
3. Look at the attic side for staining, frost, deck condition and ventilation.
4. Photograph everything and give you the pictures, whichever way it goes.
5. If it qualifies, you get a coating price and the warranty term the roof condition supports. If it doesn't, you get a replacement price and a plain explanation of why.

Eligibility for NanoClad is set by that free, no-obligation inspection — the manufacturer requires a Certified Installer to confirm the roof is a suitable candidate, and they don't allow application on roofs with active leaks, missing shingles or significant damage.

A few honest caveats

• Nano treatments are newer than shingles are old. The long-term field data is thinner than the data behind a 30-year shingle. We tell people that.
• A coating does not make a roof hail-proof. Nothing does. Impact-resistant shingles reduce risk; treatments don't change your claim.
• If your shingles are a known defective batch, coating them doesn't fix a manufacturing problem.
• Coating does not extend anything if the reason your roof is failing is ventilation. Fix the attic first — see attic insulation and ventilation.
