Roof rejuvenation in Calgary vs replacement: which does your roof actually need?

A Calgary roofer's straight answer on when a nano coating can preserve an ageing asphalt roof and when a tear-off is the only honest recommendation, with a qualify checklist and a cost comparison.

Every week somebody in Calgary asks us the same question: my roof is 15 or 18 years old, it isn't leaking, and a coating company says they can save it — is that real, or am I being sold something? Here is the honest answer, the way we'd give it at your kitchen table.

Roof rejuvenation is real, and it works on the right roof. It is also useless on a roof that is already finished. The whole job is figuring out which one you have before anybody sprays anything or drops a bin in your driveway.

What "rejuvenation" actually means

Asphalt shingles are a mat (fibreglass, usually) saturated in asphalt, with mineral granules pressed into the top surface. The asphalt is what keeps the shingle flexible and waterproof. The granules are the sunscreen: as Malarkey Roofing Products — Granule Sloughing technical bulletin explains, granules shield the shingle and its asphalt binder from ultraviolet radiation.

Two things kill an asphalt roof in Alberta:

A rejuvenation treatment addresses the first problem. It is a liquid sprayed onto a cleaned roof that soaks into the shingle. NanoClad Roof Shield is the nanoparticle version: the manufacturer states it penetrates into the shingle rather than sitting on top as a film, restores flexibility, improves water repellency, reduces UV and weathering damage, and reinforces the shingle at a microscopic level so cracking and granule loss are delayed. It cures inside the shingle, is invisible once cured, and the manufacturer states it is non-toxic and safe for people, pets and plants.

What it does not do: replace missing shingles, fix flashing, stop a leak, add granules back, or repair a rotten deck. It is roof preservation, not roof replacement. NanoClad says the same thing in their own material.

Why this matters more in Calgary than in Vancouver

Our climate attacks shingles in a specific way. The City of Calgary's own climate work puts the city at 107.4 freeze–thaw cycles a year historically, with 43.5 of those in December through February, driven largely by chinooks. That is not a typo. A hundred-plus times a year, water on your roof melts and refreezes.

Water sitting in a hairline crack, freezing, expanding, thawing, and going deeper is how small cracks become splits. That is why "restores flexibility and fills micro-crevices" is a claim that matters here and barely matters on the coast.

Add hail. Calgary sits in hail alley; the City references severe hailstorms in 2020, 2021 and 2024 and recommends Class 4 impact-resistant shingles for new roofs. Read that table as a timing decision, not a value decision. A coating on a good roof is cheap insurance. A coating on a dead roof is money burned, and you still buy the roof next year.

How we decide, on your roof

  1. Walk the roof. Lift shingles in a few spots, check flexibility, granule coverage, sealant bond.
  2. Check the details — valleys, step flashing, chimney, plumbing boots, vents. Details leak long before fields do.
  3. Look at the attic side for staining, frost, deck condition and ventilation.
  4. Photograph everything and give you the pictures, whichever way it goes.
  5. If it qualifies, you get a coating price and the warranty term the roof condition supports. If it doesn't, you get a replacement price and a plain explanation of why.

Straight answers

How old is too old for roof rejuvenation in Calgary?

As a working rule, asphalt roofs between about 8 and 18 years old are the best candidates. Past 20 years, most Calgary roofs have lost too much granule coverage and flexibility for a treatment to be worth the money. Age alone doesn't decide it though. A well-ventilated 19-year-old roof on a shaded lot can qualify while a beaten 14-year-old south-facing roof does not.

Will a roof coating stop an existing leak?

No. A penetrating treatment is not a patch. If your roof is leaking, the cause is usually flashing, a plumbing boot, a valley or damaged shingles, and that has to be repaired first. NanoClad's own rules prohibit application on roofs with active leaks or missing shingles. We fix the leak, then decide whether preservation makes sense.

Does rejuvenation void my shingle manufacturer's warranty?

Manufacturer shingle warranties cover manufacturing defects, and most are already prorated well down by year 15. Field-applied products are not part of any shingle maker's installation instructions, so if you still have meaningful coverage left, check with the manufacturer before treating. On most roofs we see at coating age, the remaining warranty value is small.

Can I coat a roof with hail damage instead of claiming it?

You shouldn't. Hail can fracture the fibreglass mat without obvious surface damage, and GAF's technical bulletin notes that damage can show up as cracks and tears months or years later. If there's insurable hail damage, use the claim. We document the damage for your adjuster and handle the claim paperwork.

How much does roof rejuvenation cost compared to a new roof in Calgary?

As a 2026 Calgary market range, expect roughly $3,000 to $6,500 for a treatment on an average home versus about $14,000 to $20,000 for a full asphalt replacement. Both ranges move with roof size, pitch, layers and access. The real number comes from an inspection, not a phone call.

Is the treatment visible on the roof?

According to the manufacturer, NanoClad Roof Shield cures inside the shingle rather than forming a surface film, so there's no colour change, no gloss and no wet look once it's cured. From the street the roof looks the same. That's a practical difference from old-style acrylic roof paints, which sit on top and change the appearance.
