What We Find On Airdrie Roofs, Street By Street

In the newer east and north communities — Bayside, King's Heights, Windsong, Chinook Gate, Ravenswood — the pattern is builder-grade shingles at 10 to 18 years, minimal attic insulation top-up since construction, and roof vent counts that were specified to code minimum with soffit intake that has since been partially blocked by blown insulation. On those homes hail damage from 2020 or 2024 is often layered on top of ordinary end-of-life wear, and separating the two honestly is the whole job.

In Coopers Crossing and Luxstone, and generally the mid-2000s builds, we see more valley and flashing failures, because those roofs have now taken 18-plus Alberta winters of freeze-thaw movement at the metal-to-shingle transitions. Those are frequently repairable, and we will tell you when a repair is the smarter money.

In Old Town and Airdrie Meadows the stock is older and more varied, with more low-slope additions, more original wood or aluminium soffit, and attic assemblies that predate any serious insulation standard. Here ice damming at the eave is the recurring complaint, and putting new shingles on without fixing the attic just resets the clock on the same problem.
