The owner gets on the roof. He checks shingle or membrane condition, hail bruising, flashing at every penetration, valleys, vents, the eave line for ice damage, and then goes into the attic to look at insulation depth, sheathing frost or staining, fan ducting and soffit airflow. That combination is the only way to tell a roof problem from an attic problem, and in Calgary they get confused constantly.

You get the photos, a written assessment, and a straight repair-versus-replace recommendation. If a $1,200 repair buys you six more winters, we will say that instead of quoting a replacement.

Calgary Hail, Chinooks And Permits: What Homeowners Should Know

The two events that define this market are worth knowing precisely. June 13, 2020 concentrated tennis-ball hail into a 10 to 15 square kilometre core over northeast Calgary, causing roughly $1.2 to $1.5 billion in insured damage and stripping siding from entire streets in Saddle Ridge, Taradale and Skyview. August 5, 2024 was worse in dollar terms — about $3.3 billion in insured losses, the costliest hailstorm in Canadian history — with 5.1 cm stones measured in the city and the heaviest damage contours in the far north and northwest, in areas like Coventry Hills, Panorama Hills and Evanston.

The chinooks are the slower, quieter problem. Calgary gets dozens of freeze-thaw cycles a winter, and each one melts snow on the warm upper roof, runs the water down to a frozen overhang, and refreezes it into an ice ridge that pushes meltwater back under the shingles. That is the mechanism behind most of the ceiling stains we get called about in February, and the fix is nearly always in the attic: air sealing, insulation depth and clear soffit-to-ridge airflow.

On permits: Alberta work falls under the National Building Code – 2023 Alberta Edition, in force since May 1, 2024. The City of Calgary states that for most storm-damage repair and replacement work you will not need a development or building permit, but changing the roof structure, deck or assembly — adding a dormer, altering pitch, or replacing sheathing and framing — can require one. We confirm what applies to your address before work starts rather than discovering it halfway through.
