Two Very Different Towns Sharing One Postal Code

High River has a heritage core of brick and early-century houses on tree-lined streets, and a ring of subdivisions built from 2001 onwards. Those two halves need completely different roofing work, and the town's flood history means the moisture story matters here more than anywhere else we serve.

The 2013 Alberta flood is not ancient history in High River — the Highwood River overwhelmed the town, thousands were evacuated, three people died, and an enormous amount of building fabric was rebuilt afterwards. That rebuild wave means a large number of homes here have partially replaced roofs, patched soffit and fascia, mixed-age shingles on different slopes, and attic insulation that was removed and reinstalled in a hurry by whoever was available in a very busy market. On a High River house we walk every slope separately, because it is genuinely common to find three different shingle products and two different vent types on one roof. Mixed assemblies fail at the transitions, and a quote that treats the roof as one uniform surface will miss the parts that actually matter.

Snow, Chinooks And The Heritage Core

High River averages around 175 cm of snow a year and sits close enough to the foothills to get strong chinooks, which is the worst possible combination for ice damming: plenty of snow to melt, and repeated warm spells to melt it. On the older houses near downtown, with their steeper pitches, narrow soffits and original attic assemblies, that cycle chews through eave flashing and lifts the lower shingle courses year after year. Ice and water membrane at the eaves and a properly vented cold attic are what actually stop it.

The heritage stock brings its own considerations. Older sheathing can be board rather than plywood, which changes fastener holding and sometimes requires re-sheathing before new shingles go on. Steeper Victorian and early-century pitches need different staging and safety setup, and the character of these streets means we plan material handling around mature trees and tight lots rather than backing a trailer over a lawn.

On the commercial side, the downtown blocks are largely low-slope, and much of that membrane was replaced post-2013. Those roofs are now 10 to 13 years into their life, which is exactly when drains, curbs and parapet transitions need attention to reach 25 years instead of failing at 15. We do that maintenance work on individual buildings and for property owners with several.
