Why flat roofs fail here
A flat roof is not really flat — it is a low-slope roof that has to move water to a drain. In Calgary, three things stop that happening: ponding from a settled deck, ice at the drain during a chinook, and a seam or flashing detail that was never done properly in the first place.
Flat roofs are everywhere in Calgary, more than people assume. Inner-city infills in Killarney, Altadore, Renfrew and Bridgeland use low-slope sections over rear additions and garages. Mid-century bungalows across Thorncliffe and Fairview have flat carport roofs. Condo blocks in the Beltline and Mission are almost entirely low-slope. And every one of those assemblies behaves differently in a Calgary winter than the pitched shingle roof beside it.
Water travels sideways under a membrane. We check every seam, curb, drain, scupper and wall transition, and where needed we do a controlled water test rather than guess.
If the deck ponds, new membrane over the same low spot will fail again. We can build tapered insulation to create real slope to the drain.
Emergency leak stabilisation can be done cold. We will tell you honestly when a proper permanent repair has to wait for temperatures that let the membrane bond.

Our process
Almost every flat roof call starts with a stain on a ceiling. That stain is rarely under the leak. We start at the drain and work outward, then check the parapet and every penetration, because on a low-slope roof the water entry can be four metres from where it shows up inside.
Once we know what we are dealing with, you get a repair option and a replacement option with real numbers on both, plus an honest read on how many more Alberta winters the existing assembly has left. If a $900 repair buys you five years, we will say so rather than sell you a $14,000 replacement.

Two-ply SBS modified bitumen is what we install most often on Calgary low-slope roofs. It is thick, it is puncture-resistant against hail and rooftop foot traffic, and the second ply gives you redundancy that a single-ply does not. It is also the easiest system to repair cleanly ten years later, which matters in a hail city where a roof will probably take a hit at some point.
TPO makes sense when the roof is large, mostly unobstructed, and you want the reflective white surface to reduce summer cooling load on the space below. It is lighter and faster to install. The trade-off is that TPO is more sensitive to installation quality at seams and details, and Calgary hail does bruise it, so we do not recommend it on a roof with heavy foot traffic or a forest of mechanical curbs.
EPDM earns its place on small residential flat roofs — a garage, a rear addition, a balcony deck. Fewer seams on a small area means fewer failure points, and it handles temperature cycling well. Whatever the membrane, the assembly under it matters more than the brand name on it: correct insulation value, real slope to the drain, properly stripped-in penetrations and edge metal that will not lift in a Calgary windstorm.

A properly installed two-ply SBS assembly typically runs 20 to 30 years here, TPO around 20 to 25, small EPDM decks 15 to 25. Hail, ponding water and rooftop traffic are what shorten those numbers, not age alone.
We can stabilise an active leak in cold weather to stop damage. Full membrane work needs temperatures that let the material bond properly, so we schedule permanent repairs for a suitable window and tell you exactly when that is.
Because that is when the snow above it melts. Meltwater reaches a drain that is still iced up, backs over the flashing, and finds a seam. It is a drainage and detail problem, not a mystery, and it is fixable.
