The fire question is the one most Bragg Creek owners have not had put to them plainly. Tree cover is the third factor. Overhanging spruce and pine drop needles and cones into valleys and behind chimneys, and that debris holds water against the shingle. On a treed lot we spec wider metal-lined valleys and pay closer attention to flashing details than we would on an open city lot, and we will tell you which limbs are worth having taken back before the new roof goes on.
