Ask any agent who has worked the NE since August 2024. Calgary sits in the middle of Alberta’s hailstorm alley, a corridor from High River north through the city to Red Deer that typically sees more than 40 hailstorms a summer. The August 5, 2024 storm alone caused over $3.2 billion in insured losses, the costliest hailstorm and second-costliest natural disaster in Canadian history, and a July 2025 storm added another $92 million. A lot of roofs in Saddle Ridge, Martindale, Taradale, Coral Springs, Skyview and Redstone have been replaced since. A lot have not, and buyers know it.

There is also a disclosure angle. Under the standard AREA purchase contract sellers warrant there are no known material latent defects. As the Alberta REALTORS® association explains, visible roof problems are patent, but a known hidden leak is a different matter. A dated inspection report on file protects your seller either way.

You and the seller receive a PDF with photos, a written summary, a remaining-life estimate and a repair-versus-replace opinion. If work is needed, an itemized quote is attached.

These are the items that show up in inspection reports again and again across Calgary, from 1970s bungalows in Huntington Hills and Dalhousie to 2000s two-storeys in Tuscany, Cranston and Evanston. Most are fixable. All of them are better found before the listing goes live.
Common on older homes where a second layer was laid over the first to save on tear-off. It adds weight to the structure, hides the deck, and voids most manufacturer warranties. Natural Resources Canada’s guidance is that existing shingles should normally be removed before new ones are installed because an added layer increases the load on the roof structure, and the Alberta Roofing Contractors Association’s shingle standard does not permit roofing over existing asphalt shingles. Buyers’ inspectors look for the tell-tale thick edge at the eave. A two-layer roof means a full tear-off is coming, and the quote should say so.
The National Building Code requires eave protection on shingle roofs extending from the edge of the roof a minimum of 900 mm up the slope to a line not less than 300 mm inside the inner face of the exterior wall, with narrow exceptions that do not apply to a typical heated Calgary house. Older roofs and cheap reroofs often have none. With roughly a hundred freeze-thaw cycles a year, that is where ice-dam leaks start. It cannot be retrofitted without lifting the first courses, which is why it is a replacement-scope item, not a repair.
Where a lower roof dies into a wall or two slopes meet at a shallow angle, snow drift and meltwater sit. If the valley metal is missing, undersized or the shingles were woven over a low-slope section, this is the most likely leak on the house. The code calls for open valleys to be flashed with sheet metal not less than 600 mm wide. Look for staining on the ceiling below and rot in the fascia at the low point.
Frost builds up on the underside of the sheathing during a cold snap, then a Chinook melts it all at once and it drips through the insulation and ceiling. Buyers see water stains and assume the roof leaks; often the roof is fine and the problem is a bathroom fan venting into the attic, poor air sealing or blocked soffits. The code minimum for a sloped roof is unobstructed vent area of at least 1/300 of the insulated ceiling area, split roughly half at the eaves and half at the ridge. Many Calgary roofs have exhaust vents but painted-over or insulation-blocked soffit intakes, so the attic never actually breathes. Result: shortened shingle life, frost, ice dams and a flag on the inspection. Usually inexpensive to correct. See attic insulation and ventilation.
A hail strike fractures the shingle mat under the granules. It may not leak for years, but an inspector or adjuster who knows what to look for will find the soft spots and the spatter marks on vents and eavestrough. If the damage is from a recent storm it may be a valid insurance claim for the seller rather than a price concession to the buyer. We document it either way.
