Chinook Roof Damage in Calgary: The Freeze-Thaw Failure Mode
Southern Alberta roofs face roughly 128 freeze-thaw cycles and 46 chinook days a year. Here is what that does to shingles, flashings, sealants and metal fasteners, and exactly what to inspect after a chinook.

A roof in Winnipeg freezes in November and stays frozen. A roof in Calgary freezes and thaws over and over, sometimes twice in a week, with 20-degree swings and 90 km/h wind on top. That difference is why roofs here age differently than the manufacturer’s test data suggests, and why an installation detail that survives fine in Ontario fails at year eight on a Calgary bungalow.
Environment and Climate Change Canada describes a chinook as descending air on the lee side of a mountain range that warms and dries as it comes down. For a roof, that means the surface temperature is not tracking the season — it is tracking the hour.
The numbers behind the failure mode
The City of Calgary’s climate hazards review counts an average of 46 chinook days a year and a 30-year average of 128 freeze–thaw cycles a year.
The 1991–2020 climate normals from Environment and Climate Change Canada for Calgary International Airport show 193 days a year below freezing and 304 days a year that get above 0 °C. Those overlap for months.
January at that station has produced 17.6 °C and −39.7 °C inside the same normals period, and the January daily average is only −7.6 °C — a mean sitting close enough to zero that a mild afternoon crosses it.
Average annual snowfall is 138.7 cm, with about 55 days a year of measurable snow. Plenty of water to move around.
Freezing rain or freezing drizzle is recorded on about 4 days a year, and the City of Calgary expects high-impact freezing rain and heavy snow loads to continue as winters warm.
Put simply: a Calgary roof does not endure one long winter. It endures dozens of small ones, and every one of them is a mechanical cycle on your shingles, flashings, sealants and fasteners.
What freeze–thaw actually does to a roof
Thermal shock on shingles
Asphalt shingles expand when warm and contract when cold, and the mat, asphalt and granule surface do not move at identical rates. On a south-facing Calgary slope, a chinook afternoon can put the shingle surface well above air temperature; that night it drops back below freezing. Repeat it 46 times a winter and you get accelerated granule loss, hairline cracking in the mat, curling at the tab edges, and lifted or brittle corners. It looks like ordinary ageing — it is just happening two to three times faster than the brochure implies.
Sealant strip fatigue
Shingles rely on a factory sealant strip that bonds each course to the one below when the roof warms. Two problems here. First, shingles installed during a cold snap may never fully bond until the next warm spell, and a wind event in between can lift them. Second, once a course has been lifted by wind or ice and re-set, that bond is weakened permanently. Unbonded tabs are the entry point for wind-driven snow and for water backing up out of an ice dam.
Snowmelt refreezing at cold eaves
This is the classic chinook mechanism. Warm wind and attic heat melt the snowpack up-slope; the eave, which has no heated space beneath it, stays below freezing; the water refreezes there and builds an ice dam. Backed-up water then pushes under the laps and gets into the sheathing. CMHC points out that shingles are designed to shed water running down, not up, which is exactly what a dam forces them to do. Flashing and sealant joints
Metal moves more than asphalt. Every chinook works the joints at chimney and wall step flashing, valley metal, plumbing stack boots, skylight curbs and counterflashing reglets. Caulking that was tooled in July gets stretched and compressed hundreds of times, then shrinks and splits; neoprene stack boots go hard, crack around the pipe and let water straight into the attic. Around here, cracked stack boots are one of the most common single sources of a small ceiling stain.
Fastener back-out on metal roofs
Exposed-fastener metal panels expand and contract along their length with every temperature swing. That movement can slowly work screws loose, tear the washer seal or oversize the hole in the panel, especially where screws were overdriven or set at an angle at installation. On a Calgary roof the cycle count is high, so exposed-fastener systems need their screws checked and re-torqued or upsized periodically. It is one of the main reasons we specify concealed-fastener standing seam or interlocking panels for metal roofing here — the clips let the panel move without loading a gasket.
Ice in the small defects
Water that gets into a crack, a nail hole, an unsealed lap or a low spot on a flat roof expands when it freezes. The National Research Council of Canada made this point about membrane roofs decades ago: freezing water in cracks and defects can tear a membrane apart even where the ice itself is harmless. Same principle on a steep roof — a tiny defect in October becomes a real hole by March.
The eave assembly — drip edge, eave membrane, first panel or course, and eavestrough — takes the worst of the chinook cycle. It is the first thing we look at and the first thing out-of-province crews get wrong.
Your post-chinook inspection list
Do this from the ground with binoculars and from inside the attic. Do not walk an icy roof.
From the ground
Ice or a hard ridge at the eaves and in the eavestrough; icicles hanging off the trough line.
Lifted, cupped or missing shingle tabs, especially on the windward slope and at ridges, hips and rakes.
Granules in the eavestrough, on the driveway, or at the bottom of downspouts.
Drip edge or fascia metal pulled away, or eavestrough sagging and pulling off its hangers.
Ridge cap and hip cap shingles displaced; ridge vent sections lifted.
On metal: any screw head sitting proud, a shiny washer that has spun out, panel oil-canning that has changed, or loose closure strips at eave and ridge.
Flashings at chimneys, walls, valleys and skylights — look for open caulking, rust lines, or a step flashing that has slid.
Plumbing stack boots — cracked, cupped or split rubber.
From inside
Fresh stains around ceiling penetrations, at exterior wall junctions, and in upstairs closets.
Attic check with a flashlight: frost or wet spots on sheathing, dark streaks in insulation, rusty nail points, damp sheathing at the eaves.
Damp or matted insulation directly above the exterior walls.
The City of Calgary recommends the same seasonal habits: inspect for ice damming and heavy snow loads, look for roof or attic leaks, check for broken, cracked or torn roofing materials, clear the eavestrough and downspouts, and look inside the attic for penetrations leaking warm air. If you find a defect, small roof repair work in March is cheap; the same defect found in July after four more melt cycles usually is not.
Why out-of-province crews miss it
Storm-chasing crews do good work in the climate they trained in. The gaps we see on Calgary roofs they have touched are consistent:
Eave protection treated as optional. The National Building Code – 2023 Alberta Edition, in force provincially per the Government of Alberta, requires eave protection on shingle roofs from the roof edge at least 900 mm up the slope and to a line at least 300 mm inside the inner face of the exterior wall. On a wide-overhang bungalow that means more than one course of membrane, and it is the exact zone where our ice dams form.
Attic ventilation and air sealing ignored. The same code requires unobstructed vent area of at least 1/300 of the insulated ceiling area, split at least 25% high and 25% low, with 63 mm of clearance above the insulation. A crew that only sells shingles will happily re-roof over a wet, under-vented attic and leave the actual cause behind.
Cold-weather installation shortcuts. Hand-sealing tabs and caps in cold weather, adjusting nailing patterns for wind exposure, and keeping bundles warm are not optional here. Skipping them means unsealed shingles going into their first chinook.
Wrong metal detailing. No allowance for panel movement, exposed fasteners where concealed clips belong, closures missing at the eave, or valleys built without enough width for the volume of meltwater we generate.
No local accountability. Alberta has its own standards body: the Alberta Roofing Contractors Association publishes application standards, technical bulletins and an accepted products listing specific to this province. Ask any bidder whether they build to them, and ask who answers the phone in year three.

How to build a roof that survives chinooks
Fix the attic first. Air seal the ceiling plane, insulate to R-50–R-60 with the eave detail done properly, then confirm vent area meets 1/300. A cold deck cuts snowmelt and ice damming at the source.
Detail the eave for ice, not for rain. Full eave protection membrane to code, new drip edge, sound sheathing and fascia, and eavestrough sized and sloped to actually drain a melt event.
Use materials rated for wind and impact, and install to the high-wind nailing pattern. Chinook wind and hail arrive in the same city.
Consider metal where the cycle count is punishing — steep south slopes, big open exposures, roofs that shed onto lower sections. Standing seam handles thermal movement without loading a gasket every cycle.
Inspect twice a year, spring and fall, and after any big chinook or wind event. Small resealing and boot replacements are the cheapest roofing money you will ever spend.

Over years that shows up as granule loss, cracked or curled tabs, split stack boots, open flashing joints and loosened fasteners.
What should I inspect after a chinook?
From the ground: ice at the eaves, lifted or missing shingles, granules in the eavestrough, drip edge or trough pulled loose, displaced ridge caps, proud screw heads on metal, and open flashing or cracked stack boots. From inside: fresh ceiling stains and an attic check for frost, damp sheathing and matted insulation. Do not climb an icy roof.
Why do metal roof screws back out in Calgary?

Asphalt is still the value choice and performs well when detailed properly.
