A commercial roof replacement is a capital project, not a repair. For a property manager or a condo board that means three questions: what is the realistic budget, how long will the building be disrupted, and how do you compare four bids that all say "install new roof" for wildly different numbers.

These are Calgary market ranges for planning and reserve-fund purposes, not a quote. They assume full tear-off to a sound deck, new rigid insulation, new membrane, new perimeter and penetration flashings, disposal, and normal daytime access.

Two things move these numbers hardest. Complexity per square foot — a 5,000 sq ft roof with eight rooftop units, three parapet walls and a skylight costs more per foot than a 50,000 sq ft open warehouse deck. And tapered insulation, which adds $3–$7 per sq ft but is the fix for a roof that has ponded for a decade.
Cost pressure is currently uneven. Statistics Canada’s building construction price indexes show Calgary residential construction costs slipping 0.1% in Q2 2026, while metal fabrications rose 2.1% nationally on tariff and supply-chain pressure. Membrane and labour are stable; edge metal, cap flashing, fasteners and RTU curbs are not. Budget accordingly if your roof is metal-heavy.
