Flat and low-slope roofs are priced differently than shingles. You are not buying a watershed surface, you are buying a continuous waterproof membrane, the insulation under it, and every termination at a parapet, drain, curb and scupper. That is where the money goes, and that is where Calgary roofs fail.

Two worked examples. A 3,000 sq ft flat roof on a Calgary strip retail unit in 2-ply SBS with new insulation lands around $42,000 to $60,000. The same deck in mechanically attached 60 mil TPO lands around $33,000 to $48,000. A 600 sq ft flat garage roof, because of setup and access, is usually $11,000 to $16,000 rather than the $8,400 the per-foot math suggests.
